Tonight our presentation is Owner Financing for Investors when Buying or Selling Real Estate by Jason Windholz. I have used owner financing on many real estate deals when buying and selling and have researched the Oklahoma Laws to determine the best way to be protected with owner financed notes. I have also bought and sold many owner financed notes themselves so I will break down the time value of money to show you how to make multiple offers with owner financing where the seller still gets cash at closing. This is not a class about the note business, this is how real estate investors use notes in their everyday investing. All Real Estate deals are involved with notes unless you are paying with your own cash but most investors don't pay attention to them since the banks supply them. I will go over different scenarios when I bought or sold with owner financing and how to maximize your profit when dealing with notes. Owner Financing has cycles just like real estate and bank mortgages. When bank loans were easy to get owner financing became rare because nobody had a need for it. The owner finance cycle is now moving upwards because bank loans are hard to get and more sellers are being exposed to them. It is a great time for investors to take advantage of using them to make money in today’s market.

Scott Lamontagne, Apartment Underwriting Basics for Investors
Mr. Lamontagne has personally represented buyers and sellers in over $605 million dollars of multi-family properties. In addition, as the Regional Manager in the firms Los Angeles, and subsequently Encino office, he oversaw in excess of $750 million in transactions of multi-family, retail, office, industrial, hospitality, self-storage, and mobile home park transactions.
Scott joined the Dallas office of Marcus & Millichap in August of 2003 as a Multi-Family specialist where he served as a Director in the firm’s National Multi-Housing Group. By 2006, Mr. Lamontagne earned Senior Associate status and became a member of the firm’s Million Dollar Earner Club. He is a two-time National Achievement Award recipient, three-time Sales Achievement award winner, and was the number one Multi-Family agent in Texas for 2006, and was number two in 2005.
In June 2007, Mr. Lamontagne was appointed as the Sales Manger in the firms Dallas office. He was then promoted to Regional Manager of Los Angeles in November 2007, and in January 2009 was assigned to the Encino office as Regional Manager where he managed operations of one of the firm’s most productive offices. In November 2008, Mr. Lamontagne was also appointed as the Western U.S. Director of Special Asset Services. As the senior executive west of the Mississippi, Mr. Lamontagne was responsible for a division dedicated to advising and representing lenders, financial institutions, and government agencies, with troubled assets.
Prior to joining Marcus & Millichap, Mr. Lamontagne built and owned several start up enterprises including a multi-million dollar advertising & marketing call center in St. Louis. In addition he has owned a retail franchise in Tampa, and a product distribution business, web-development company, and small investment firm all in Dallas, Texas.
Scott attended Oklahoma State University and is a graduate of the University of Kansas with a degree in Business Communications.
