Before becoming a Texas real estate investor in 1991, Arnie Abramson had
successful careers as a financial planner and Vice-President of Marketing for
a national real estate management company that marketed public Real Estate
Limited Partnerships. He began buying houses at Sheriff Sales in 1992 and has
been an investor, landlord, mentor, educator, speaker and property manager for
over twenty years.
Arnie is a frequent speaker, mentor and teacher in the Metroplex area, as well
as in several other Texas cities. He also has been a guest speaker in several
states. He is past president of the Texas Real Estate Investors Association
(TxREIA) and on the Advisory Board of three REIA groups. He has been co-
chairman of the 2011, 2012 and now the 2013 Real Estate EXPO in the Dallas-
Fort Worth Metroplex as well as the recent Houston REI EXPO.
His company, Texas Tax Sales Resource Group LLC, provides complete
information, training, guidance and handholding on tax sales in Texas. This

I spoke on this topic at the Wichita REI group last year and they invited me back in March of this year so I wanted to go over it with Tulsa and share the new content I have for buying houses Subject To. It is a simple process that is very misunderstood. I will also touch on owner financing, lease options, and other creative ways to buy and sell houses without using traditional bank financing. Also I will go over how to make sure the deal is a good one or not, and more. This is a great technique that is perfect for our current real estate market right here in Oklahoma, the midwest, and really almost everywhere in America.

We will have some snacks and coffee and tea provided for our Annual Holiday Party. Our open networking is extended and we have any announcements and updates to share along with a year end review. We will have round tables set up with an expert so that you can meet and network with an expert and each other. Bring plenty of business cards. Then every 15 minutes the tables change so that you will meet different people. This breaks up the regular clicks and forces each other to meet someone new and the round table networking is always one of the favorites of our members.

Theresa and Jason will go over Wholesaling/Rehabbing and how to run the numbers to make a great deal and avoid paying too much and hoping to break even. They will also go over Lease Options and Subject To deals when talking to the sellers (role playing) along with owner financing options. To wrap it all up they will go over common problems and what they did to fix them. Problems arise in all deals and they are solutions to handle them, so get stuck waiting on the perfect deal, be prepared for issues and have the confidence to handle them as they arise.

Jason Windholz - Oklahoma Contracts
Jason will go over the Oklahoma contracts and how to fill them out. Buyers can make offers with no worries because OK contracts come with a built in "weasel" clause so that you can get out of the contract for any reason AND get your earnest money back. It can also be limited for sellers to make the contract hold up. I think investors were a part of the committee that made these forms for Oklahoma. He will also go over the seller financing and subject to addeneums for OK contracts.

Is 2012 a Special Year? Yes, because of a recent change in Oklahoma laws on delinquent property taxes we can expect there to be many more good properties going to sale this year compared to previous years. So plan to get some great deals.
PROOF (As told by Ron Starr):
Example #1: In May June of 2009, I bought three houses; one for myself, approximately $3,700 for a rundown house in a below average part of Lawton, OK, and two for other investors. The first investor got a good-looking 1,000-square-foot single family house built about 1925 in an average neighborhood in Bartlesville, OK for $14,000. A local agent suggested it is worth about $45,000. So, about ½ price. The other house, in a below-average area near Tulsa, about 1100 square foot, was built in 1980 It should be worth about $50,000 to $65,000 in good condition.. How do you like this purchase price? $3,600! You can invest this year—2011.
Example #2: The buyer of that second house also bid upon a nice-looking brick house I estimated to be worth about $80,000. But—against my advice—he limited his maximum bid to $15,500—it sold to somebody else for $16,000—about 20% of market value, I believe. Think of that: 20% of market value. About $60,000 FREE EQUITY for $16,000. I expect more such sales this year.
Example #3: One house I did not buy in 2008 because I did not have an investor—YOU could have gotten this one. It is a two bedroom, one bath house, of 1038 square feet plus garage, built about 1940. It's in a lakeside town—a county seat. Comparable values about $34,800. I saw the inside and estimated repairs at under $5,000. SOLD FOR: $1,300. Wow!
Example #4: A few years ago I sat next to an investor who bought perhaps 25 recreational vacant properties at one OK county tax resale. Each was purchased for less than $100. By the end of the year, all the properties had been resold for prices from about $500 to $2200 each. Investment: perhaps $2000. Return: probably about $20.000. Do you think you could do that this year and in the future?
What You Need at the Auction: For Houses about $6,000 minimum CASH or immediate credit. For Vacant Lots about $500 minimum.
What You CAN'T Be: A flake. A person without money. A scared rabbit hopping out of sight at the first sign of a fast-approaching bargain.
What You DON'T Have To Be: A real estate expert. Ronald Starr will teach you what you need to know at the workshop. He will answer your questions and teach you what he knows from over 10 years of investing in Oklahoma Property Tax Resales. He will teach you about the properties to avoid, the best ways to be efficient, and the traps from which to steer clear of. He will have researched many of the properties listed for sale and you can see his research at the seminar.
